Common Questions About LTB Representation

How long does the N4 to eviction process take in Ontario right now?
From serving the N4 to receiving an eviction order, the typical timeline is measured in months depending on LTB scheduling in your region. Contested cases take longer. Errors on the notice or application reset the clock entirely, which is why procedural accuracy matters at every step.
Can I recover unpaid rent after my tenant has already moved out?
Yes. If your LTB order includes a monetary award, that amount can be enforced through Small Claims Court even after the tenant has vacated. Wage garnishment and other collection tools are available for claims up to $50,000.
What is the difference between the N4 and the L1?
The N4 is the notice you serve to the tenant. It gives them the opportunity to pay or vacate. The L1 is the application you file with the LTB after the N4 termination date has passed and the tenant has not paid in full. Both must be correct. An error on either one can result in your application being dismissed.
Do I need a paralegal for an LTB case or can I do it myself?
You can represent yourself, and some landlords do. But LTB applications are dismissed on procedural errors every day. Wrong termination dates, improper service, incorrect arrears calculations. For landlords with significant arrears or contested cases, the cost of a procedural error almost always exceeds the cost of professional representation.
